1. The Waterfront by Yayasan Sabah Group and Zillion Ventures Sdn Bhd
The Waterfront is a RM3.5 billion project situated in the heart of Kota Kinabalu city. The new commercial mixed development agreement was signed in March 2020 and aims to provide a substantial growth in international tourism.
The masterplan includes:
Three 16-storey 5-star hotel towers with 1,340 rooms
16-storey condominium with 160 units
16-storey hotel suites with 600 rooms, two 16-storey serviced apartment blocks with a total of 500 units
Two 23-storey office blocks;
23-storey 3-star Yayasan Sabah Hotel with 300 rooms
3-storey shopping mall incorporating an indoor theme park
Boardwalk esplanade and marina jetty
2. City Residence by Wecojaya Sdn Bhd
Launched in September 2020, City Residence is a 4000-unit affordable housing project in Kota Kinabalu targeting the M40 group population to own their first home for not more than RM300,000.

The units also comply with requirements by local authority for commercial use.
