Reflecting on the project's journey, Lee noted, “We acquired the land a decade ago, enduring challenges like COVID-19. Initially, we considered a shopping complex, but market analysis revealed a different need.” After careful consideration, Lee and his team decided that Boulevard 360 Bundusan would best serve the area, and its community, by focusing on local conveniences instead, with operators like E-Mart already lined-up with more retailers to be announced soon.

Upon the completion of the proposed development, it is expected that the area will emerge as a vibrant commercial centre with great amenities, and a desired residential location amongst the young families.

Our goal is not to compete but to coexist.”
Lee’s strategy for Boulevard 360 Bundusan is focused, deliberately avoiding direct competition in the residential space where other developers are already active. “We’ve chosen to offer service suites, something new along the stretch between the Kadazandusun Cultural Association (KDCA) to Sabah Golf and Country Club(SGCC),” Lee emphasises.
